      Floor Inspections and Repairs in the Midlands

      Floor inspections and repairs in the Midlands usually get called in after somebody has already spent money. That’s the pattern. A floor blisters, a contractor recoats it, and eight months later the same patches lift in the same places — because nobody established why it failed the first time. Blistering, peeling and cracking are symptoms, and several completely different causes produce identical-looking damage. Rising damp, poor preparation, contamination in the slab, thermal movement and structural settlement all present as a floor coming apart. The remedy for each is different, and applying the wrong one is a guaranteed way to pay twice.

      So we start with diagnosis. Ron takes hygrometer readings, does adhesion pull tests, taps for hollow areas and reads the crack pattern against the building’s layout before he recommends anything at all. Sometimes the answer costs very little. Occasionally it means telling you a structural engineer is the right call and we’re not.       The Five Failures We’re Called Out To Most

      Different causes, similar-looking damage. Here’s how they separate.

      • Blistering and bubbling. Almost always moisture from below, or trapped air from a rushed application. Hygrometer readings settle the question quickly, and the fix depends entirely on which it is.
      • Peeling and delamination in sheets. This is a bond failure, and it means preparation was inadequate. If the underside of the lifted coating carries a layer of grey powder, you’re looking at laitance that was never removed.
      • Cracking that reappears through new coatings. The slab is moving. A coating can’t bridge a live crack, so the crack has to be addressed structurally through floor stitching before anything else goes down.
      • Dark patches bleeding through. Contamination migrating upward, usually oil. It means preparation didn’t reach sound concrete, which is common on older workshop floors.
      • Surface breaking down and dusting. Weak concrete, chemical attack or freeze-thaw damage. This is often the least alarming problem on the list and the cheapest to resolve.
      • Each of these has a different remedy and a very different price. That’s precisely why the inspection matters more than the quote that follows.

      What Our Inspection Actually Involves

      An honest floor survey is a technical exercise, not a walk-round with a clipboard.

      • Moisture testing. Hygrometer readings taken at multiple points, since damp is rarely uniform across a slab. Relative humidity in the concrete determines whether a standard primer will hold or whether you need a moisture-tolerant system.
      • Adhesion pull-off testing. Dollies bonded to the existing coating and pulled to failure. The result tells us the actual bond strength and, crucially, where the failure plane sits — coating to primer, primer to concrete, or within the concrete itself.
      • Hollow-sounding survey. Tapping across the floor to locate debonded areas that haven’t lifted yet. These are the patches that fail next, and mapping them changes the scope.
      • Crack mapping and movement monitoring. Recording crack positions against column grids and bay layouts. Where movement is uncertain, we monitor width over a period rather than guessing.
      • Slab hardness testing. A simple scratch test tells us how the concrete will respond to grinding and what tooling the preparation needs.
      • Contamination assessment. Scarifying test patches to establish how deep oil or chemical penetration goes. This is the figure that drives cost on workshop floors more than anything else.
      • Falls and drainage check. Ponding water and standing chemical accelerate every other form of damage, so we check where liquid actually goes.

      You get the findings in writing, with photographs and a clear recommendation. If the honest answer is that your floor needs less than you feared, that’s what the report will say.

      Repairs We Carry Out

      Once the diagnosis is clear, the repair follows logically.

      • Spalled areas and potholes. Cut back to sound concrete and rebuilt with resin or cementitious mortars, matched to the traffic and the finish going over them. Our concrete floor repairs page covers the detail.
      • Cracks. Filled where dormant, stitched where live. Diagnosis decides which, and getting it wrong is the most common repeat failure we see.
      • Joint arrises and movement joints. Broken joint edges are cut back and reinstated, then refilled with the correct sealant grade through our mastic floor joint repairs service.
      • Debonded coating removal. Hollow and lifting areas are stripped out via our floor coating removal service or epoxy floor removal service, then rebuilt into the surrounding system.
      • Levelling and lip correction. High spots, joint lips and worn channels are cut flat using diamond grinding.
      • Localised recoating. Where the failure is contained, we repair and blend rather than relaying the whole floor. That saves real money, and we recommend it whenever it’s viable.
      • Full replacement. Sometimes the honest answer. When a floor has failed comprehensively, patching it is throwing good money after bad, and a full industrial flooring or epoxy flooring installation is the cheaper route over five years.

      How the Inspection and Repair Process Works

      Initial Visit and Free Survey

      Ron attends site, walks the floor with you and hears the history. When was it laid? Who laid it? What changed before the problems started? That background often points straight at the cause.

      Testing follows, focused on the areas showing damage and on control areas that are still sound. Comparing the two is frequently what identifies the variable.

      Written Report and Recommendation

      You receive findings, photographs, test results and a clear explanation of what caused the failure. Options are presented with honest costs against each, including the option of doing nothing where that’s defensible.

      Where the issue is structural rather than a flooring matter, we say so and recommend an engineer. We’d rather lose the job than take money for work that won’t fix your problem.

      Agreeing Scope and Programme

      Repairs are scoped precisely, with a written itemised quote. Preparation, repairs, materials and reinstatement appear as separate lines.

      We then agree phasing before starting. Night shifts, weekends and area-by-area working are routine, so your operation keeps running.

      Preparation and Removal

      Failed material comes out first. Debonded coating is stripped, contaminated concrete is removed, and the surrounding area is prepared through floor grinding or dust free shot blasting. Everything runs through H-class extraction.

      Heavily soiled areas get pressure washing beforehand, since grinding through contamination just drives it deeper.

      Carrying Out the Repair

      Structural work comes first — stitching, arris rebuilding, pothole reinstatement. Surface work follows once the substrate is sound.

      Repairs are ground flush so nothing catches a wheel, then blended into the existing floor as closely as the original system allows.

      Reinstatement and Handover

      Coated areas are made good into the existing finish, or recoated across a defined area where blending would look poor. Markings are reinstated using safety line marking where traffic routes are affected.
