Concrete floor repairs in the Midlands go wrong for a reason that’s almost always visible in the failed patch itself. Look at the edges. If they’re feathered thin or the repair sits in a shallow saucer-shaped depression, somebody skipped the saw cut. Concrete repair materials have almost no strength at a thin edge, so a feathered patch cracks under the first wheel that crosses it and lifts out within weeks. The correct method is unglamorous and completely non-negotiable: saw-cut a square perimeter to a proper depth, break out to sound material, and give the repair a vertical shoulder to bear against. Done that way, a pothole repair outlasts the concrete around it. Done the quick way, you’ll be filling the same hole again by spring.

Where you need the bay back in service in four hours, we use rapid-set. Where you can spare a weekend, cheaper materials do the same job. Industrial slabs fail in predictable places, and knowing yours helps target the spend.
Cracks are a separate matter. Live cracks need reinforcement across them through floor stitching, not filling.
The material determines your downtime, your cost and how long the repair lasts.
We’ll always ask what your operational window actually is. Buying rapid-set for a floor you could close for a weekend is money spent for nothing.
The method matters more than the material, and this is where corners get cut.
Ron inspects the damage and taps around each defect to find where sound concrete actually starts. Deterioration almost always extends further than the visible hole, so scoping by eye undersizes the job.
He’ll also ask about traffic, chemicals and your operational window, since all three affect the material choice.

Each repair area is marked as a square or rectangle around the defect, with sides square to the traffic direction rather than following the damage outline.
We then saw-cut the perimeter to a minimum of 10–15mm depth. That vertical edge is what stops the repair failing, because it gives the material a shoulder to bear against instead of a feathered edge that shears off.
Loose and delaminated material is removed until we reach concrete that rings solid. Depth varies, and we go as deep as the damage requires rather than to a nominal figure.
Exposed reinforcement is cleaned back and treated with a corrosion inhibitor. Leaving rusted steel in place guarantees the repair fails again from underneath.
Where contamination is present, diamond grinding or scarifying removes affected material within the repair area.
The prepared void is vacuumed thoroughly, since dust in the base ruins the bond as effectively as anything else.
A bonding primer matched to the repair material is applied and worked into the surface. Resin repairs get a resin primer; cementitious repairs get a slurry bond coat.
Material is mixed to specification and placed in one pour where depth allows, or in layers where it doesn’t. Overworking resin mortars entrains air, which weakens them, so placement is deliberate rather than rushed.
The surface is finished slightly proud, then floated or trowelled level with the surrounding slab.
Joint lines are reinstated through the repair rather than filled solid. A repair cast across a movement joint simply cracks along it, so we cut and seal it through our mastic floor joint repairs service.
Cure times run from 2 hours for rapid-set through to 48 hours for standard cementitious materials at Irish temperatures. Cold slabs extend that, and we plan honestly.
Once cured, repairs are ground flush using floor grinding so nothing stands proud. A raised patch is arguably worse than the pothole was.
Where the floor is coated, we make good into the existing system. Bare slabs are often sealed at the same time with dust proofing or concrete sealing, which costs little on top of work already underway.
Traffic routes and markings are reinstated with safety line marking where the repair crossed them. Our before and after gallery shows completed repairs.
A pothole is an edge, and edges break. Repairing early keeps the job small, because the same defect left for six months will have doubled in area.
Wheels dropping into a defect hammer bearings, mast components and tyres. Repair costs on a fleet of forklifts dwarf the cost of patching a floor.
Shaken loads shift, topple and get rejected. Loading bay defects in particular cause damage that never gets attributed to the floor.
Broken concrete in pedestrian areas is a straightforward liability. Repairs remove it from your risk register quickly and cheaply.
Repairing 5% of a floor costs a tiny fraction of replacing 100% of it. Maintained properly, most industrial slabs outlive the buildings around them.
You can’t lay resin over broken concrete. Repairs are what make a later epoxy flooring or industrial flooring installation viable.

Repairs rarely stand alone. Live cracks need reinforcement through floor stitching rather than filling, while joint lips and high spots are cut flat with diamond grinding.
