The right build depends on whether your deck is exposed, sheltered or fully enclosed.
Colour matters more here than most people expect. Lighter tones lift dim basements considerably, which improves both perceived safety and CCTV footage quality.
Phasing is everything on a working car park, so we plan the sequence before we price it.
Ron walks the deck with you. He checks falls, drainage points, joint condition, crack patterns, existing coating adhesion and any signs of reinforcement corrosion. He’ll also ask about peak occupancy, so we can phase around it.

Decks carry years of oil, rubber and traffic film. All of it has to go.
We start with pressure washing to lift surface contamination, then move to mechanical work. Diamond grinding opens the concrete on flat areas, while dust free shot blasting covers larger decks faster and more evenly. Full floor preparation is where the bond is won.
Once clean, the defects are obvious. We deal with them before waterproofing anything.
Spalled concrete is cut back to sound material. Exposed reinforcement is cleaned and primed with a corrosion inhibitor, then rebuilt with structural repair mortar. Movement joints get cut back, cleaned and refilled with the correct grade of flexible sealant, then carried through the new surface. We never coat straight over a live joint. Our mastic floor joint repairs page explains the method.
Deck-to-wall junctions are coved and sealed so water can’t track behind the system at the edges.
The crack-bridging membrane goes down first on structural decks. The wearing course follows, applied to gauge and finished to the agreed texture.
Anti-slip aggregate is broadcast into the wet resin and sealed afterwards. Ramps get the coarser grade, flat bays get the finer one.
Bays, arrows, disabled spaces, EV charging points and pedestrian routes are set out last, using traffic line marking materials that bond into the coating rather than sitting on top of it. Crossing points and walkways are picked out with safety line marking.

The commercial case for coating a car park is stronger than most budget holders realise.
Waterproofing is preventative maintenance in its purest form. A deck coating costs a fraction of concrete repair and reinforcement replacement. Every year it holds water off the slab is a year that bill stays in the future.
Wet ramps and painted walkways cause a disproportionate share of car park injuries. Graded aggregate delivers measurable grip on gradients and crossings. However, we specify texture carefully, because an over-aggressive surface traps grit and becomes hard to sweep.
Users draw conclusions in seconds. Crisp bays, bright surfaces and clear routing signal that a site is looked after. For retail, hospitality and office buildings, that impression starts before anyone reaches reception.
Sealed decks don’t absorb oil or fuel. Sweepers and washers work faster, and drips wipe off instead of staining permanently.
Remarking a deck is the cheapest way to review your layout. Accurate setting out often recovers spaces lost to inefficient historic marking.
Basement decks are dim by nature. Light-coloured systems reflect far more light from the same fittings, which improves visibility and reduces perceived risk after dark.
Exposed top decks, sheltered intermediate levels and enclosed ground floors each need a different specification. We price them as separate zones rather than applying one system throughout.
No UV exposure, but constant damp and poor ventilation. Moisture-tolerant primers matter enormously here, and light-reflective finishes make a genuine difference to how the space feels.
High turnover, heavy pedestrian crossover and reputational exposure. Phasing is critical, so we work overnight or by section to keep trading uninterrupted.
Round-the-clock access with no realistic closure window. These jobs are planned zone by zone, with clear signage and safe segregation throughout.

Heavier axle loads and constant manoeuvring. These usually need a robust industrial flooring build-up rather than a standard deck system.
