Why Industrial Floors Fail Early in the Midlands
Almost every failure we’re called out to traces back to one of four causes. None of them involve the paint.
- Moisture from below. Plenty of Midlands industrial units built through the 1970s and 1980s sit on slabs with no working damp-proof membrane. Vapour rises constantly and pushes coatings off from underneath. So we take hygrometer readings before quoting, every time.
- No mechanical key. If the surface laitance stays on, the resin has nothing to grip. Acid etching doesn’t fix this. Grinding does.
- The wrong system for the chemistry. Standard epoxy handles oil and mild detergents well. It doesn’t handle lactic acid, hot caustic washdown or sustained solvent exposure.
- Thermal shock. Steam cleaning at 80°C over a coating designed for ambient conditions will delaminate it. Food and dairy sites see this constantly.
Local conditions sharpen all four. Irish humidity slows curing and causes amine blush on epoxy, leaving a greasy film that ruins intercoat adhesion. Because of that, we track dew point on site rather than working to the datasheet alone.
Traffic is heavier here than most people assume, too. The Midlands sits on the national logistics corridor, so distribution sheds around Athlone, Mullingar and Tullamore run reach trucks along identical routes for sixteen hours a day. Those aisles wear at a completely different rate to the rest of the floor.
Meanwhile, the HSA expects slip resistance wherever fluids are present, and BRC or HACCP auditors examine coving, joint detail and cracking closely. A tired floor turns into a written non-conformance quickly.
Choosing the Right Industrial Flooring System for Your Site
There’s no single best system. There’s only the right one for your loadings, your chemicals and your cleaning regime. Here’s how the options genuinely compare.
- Epoxy coatings (150–300 microns). Two-coat, roller-applied, hard-wearing and economical. Perfect for warehousing, storage and light assembly. They seal the slab, kill dust and clean easily, but they won’t rebuild a damaged surface.
- High-build epoxy (400–1,000 microns). Thicker, tougher and better at bridging minor defects. We specify this where forklift traffic is constant or pallets get dragged across bays.
- Self-levelling epoxy screeds (2–4mm). When the slab is uneven or worn through, these rebuild it into a seamless, flat surface. Our epoxy flooring systems cover the full range here.
- Polyurethane cement screeds (6–9mm). The heavyweight option. They tolerate thermal shock from around -40°C to 120°C, resist organic acids and take real impact. Dairies, breweries and food production lines almost always need these.
- Anti-slip build-ups. We broadcast graded aggregate into the wet coat and lock it with a sealer. Light broadcast suits dry areas. Coarse grades suit washdown zones, ramps and external decks.
- Conductive and specialist systems. Electronics, ATEX zones and printing halls need anti-static flooring. Bunded areas and chemical stores need chemical resistant flooring, while plant rooms and engineering bays usually call for oil resistant flooring.
- Sheet and tile alternatives. Occasionally resin isn’t the answer at all. Where a slab moves or a tenant needs a fast, reversible finish, PVC flooring makes better sense. We’ll say so if it does.

Priming and Damp Management
A penetrating epoxy primer seals the profile and prevents pinholing. Damp slabs get a moisture-tolerant primer or a full vapour-suppression layer instead. Primer typically needs 6–12 hours before overcoating.
Laying the System
Coatings go down in two body coats. Screeds are trowel-applied or pin-rolled to gauge, then finished to the agreed texture.
Anti-slip aggregate is broadcast wet and sealed afterwards. Bay colours, aisle edges and pedestrian routes are set out at this point using safety line marking that bonds into the same system.
Curing, Testing and Handover
Epoxy is touch-dry in 8–12 hours and takes foot traffic at roughly 24 hours. Full mechanical and chemical service arrives at 5–7 days at 15–20°C. Cold stores and unheated sheds cure slower, so we build that into the programme honestly.
