Why Concrete Dusts in the First Place
Dusting isn’t random. It has specific causes, and identifying yours determines the right treatment.
- Weak surface laitance. Excess water and fines rise during the original pour and set as a soft, powdery top layer. It was never strong, and traffic simply wears it away.
- Poor curing when the slab was laid. Concrete cured too fast loses the moisture it needed to develop surface strength. Decades later, you’re still living with that fortnight.
- Abrasion from constant traffic. Forklift wheels, pallet trucks and dragged loads grind the surface down mechanically, releasing fines continuously.
- Chemical attack. Mild acids from cleaning products, food processing or agricultural use soften the surface and accelerate breakdown.
- Freeze-thaw damage. Unheated Midlands sheds cycle around zero repeatedly through winter, and that expansion cracks the surface microscopically.
Because the causes differ, so do the solutions. A slab with soft laitance needs mechanical removal first. One that’s simply porous can often be sealed as it stands.

- Sodium and potassium silicate hardeners. A more economical densifier option, well suited to large warehouse areas where budget is the driving factor. They perform slightly below lithium on very porous slabs.
- Penetrating concrete sealers. These block the pores rather than hardening the matrix. Good for moderate dusting and for adding some resistance to oil and water at the same time.
- Acrylic sealers. A thin surface film that binds loose fines immediately. Inexpensive and fast, though it wears under heavy traffic and needs periodic reapplication.
- Light epoxy coatings (150–200 microns). Where the slab is too far gone for densifying alone, a thin coating seals it properly. This overlaps with our industrial floor painting systems at the lower end.
- Densify and polish combinations. Where appearance matters as well as dust control, densifying followed by concrete floor polishing gives a hard, bright, genuinely low-maintenance floor.

The process is quick, but it isn’t casual. Getting the sequence right decides whether the treatment penetrates.

Cleaning and Removing Loose Material

Light floor grinding removes the weak surface and opens the pores so the treatment can penetrate. On larger areas or heavier build-up, dust free shot blasting is faster and more uniform. Everything runs through H-class extraction.

Repairs
Potholes, spalled patches and open joints are dealt with before treatment. A densifier hardens what’s there, so it won’t fill a hole or bridge a crack. Our concrete floor repairs team handles reinstatement, while perished joints go through mastic floor joint repairs.
Application
Densifier is applied by low-pressure spray and kept wet on the surface for the specified dwell time, usually 15 to 30 minutes. That dwell is where the chemical reaction happens, so we work it across the slab rather than letting it flash off.
Excess material is removed before it dries. Left to sit, it leaves a white residue that’s tedious to shift afterwards.
A second application follows on very porous slabs, once the first has reacted fully.
Curing and Handover
This is the best part. Foot traffic returns within one to two hours, and full vehicle traffic within 24 hours. There’s no five-day curing window and no resin smell through the building.
